Steve Cook

Steve has been in commercial real estate since 1979. He has managed a large commercial firm with over 75 agents and assisted these agents in closing transactions and marketing the properties. Steve is very loyal to his clients and retains long term relationships with them. Steve is licensed in the state of Washington.

He has also worked with clients to get properties sold and clients to find properties to purchase. He worked with one client to accumulate over $14,000,000.00 in properties within a one year period. Steve has worked with and is familiar with working with clients that are out of the country. He has a very close and good working relationship with a mortgage broker who understands commercial loans and clients who own a number of commercial buildings.

Steve is very aware of the 1031 exchange rules and regulations and he keeps abreast of what is happening with tax laws and how they affect property owners. He has information on the new 15% capital gains rule.

He is an approved instructor for Real Estate Continuing Education of Washington, and has also written 17 Commercial Courses that are approved for Continuing Education

In 1985 to 1996 Steve was the Designated Broker of Downtown Commercial Brokerage 78 agents as well as from 2000 to the present he is the Current Commercial Sales Manager Coldwell Banker Commercial Del Bianco.

Steve has been a speaker at Commercial Connections Washington State. as well as the Top Commercial agent with Coldwell Banker Commercial Del Bianco past 2 years and in the top 2% in earnings for all of Coldwell Banker nation wide in 2002.

Steve has owned and operated Multi-Family, and Retail properties, owned and operated our own construction company , built over 100 single family homes, built 2 apartment buildings and one condo project, owned and operated own Commercial Real Estate Company, and currently owns & operates coin laundries.

Steve was born in Tacoma Washington and has lived in Washington his whole life, in the greater Seattle/Tacoma area. Steve and Rita married in 1968 and have 2 boys ages 32 and 34. He is a past director of the Seattle Harley Owner's Group and on the fund raising committee in Ocean Shores for the Sun and Surf Event held every year in July.

Steve is active in many national, state and local organizations, and charity events.

Rita Cook

Rita has been a licensed agent marketing commercial Real Estate since 1983 and has worked with many upper end clients and knows how to meet their needs. She has owned and managed her own commercial company specializing in multi-family and property management. Rita is licensed in the state of Washington.

Rita retains her clients' many years and this is very important because she feels she can better meet her clients' needs through a long lasting relationship.

Rita is an approved instructor for Real Estate Continuing Education of Washington, and is a two time winner of top list agents in the Commercial Brokers Association, as well as second place Commercial Agent with Caldwell Banker Commercial Del Bianco for the past two years.

Rita has also owned and operated retail properties, her own construction company , built over 100 single family homes, built 2 apartment buildings and one condo project, owned and operated own Commercial Real Estate Company, and currently owns & operates coin laundries.

Rita is very familiar with the land lord tenant law, and has owned with partners a company that specialized in eviction and is very familiar with how to handle difficult tenants. This experiences helps when doing inspections of properties so you can retain tenants, etc. This knowledge also helps after the sale so that we can help our clients with their needs.

Rita was born in Blackfoot, Idaho and has lived in Washington since her marriage to Steve in 1968, they have 2 boys ages 32 and 34. She is a past director of the Seattle Harley Owner's Group, Seattle Ladies of Harley as well as holding other offices in the HOG organization.

Rita is on the fund raising committee in Ocean Shores for the Sun and Surf Event held every year in July, as well as taking part in all of the charity motorcycle rides in this area. Rita is active in many national, state and local organizations.
